Thousands of Marylanders are dealing with tangled titles – they are living in homes where their names are not on the deed. Tangled titles keep these families from accessing housing stability resources and make the homes much more likely to be lost through mortgage or tax sale foreclosure. In addition to estate planning and estate administration, another approach to resolving tangled titles and keeping homes in families is the use of quiet title actions. A quiet title action is a proceeding in which a final determination of the ownership of real property is made.
